As part of its comprehensive sustainability efforts, Genesta Property Nordic has, over the past three years, connected properties across its entire portfolio to Smartvatten’s digital solution. The result is more reliable data, faster leak detection, and a more proactive way of working – fully aligned with Genesta Property Nordic’s high ambitions within ESG and GRESB reporting.

Genesta Property Nordic owns and develops commercial real estate across the Nordic region. Today, the portfolio consists of seventeen properties, ranging from offices and residential buildings to logistics and retail. What they all share is the company’s strong focus on sustainability – an approach that permeates every investment, every decision, and every aspect of property management. As a GRESB member with ambitious ESG targets, the company works systematically to reduce environmental impact, increase resource efficiency, and enable more sustainable operations across its properties.

When water management relied on estimates

Despite Genesta Property Nordic’s broad sustainability programme, water management long remained a challenge.

Working proactively with water was therefore challenging. Without accurate measurements, it was difficult to monitor consumption, detect leaks, pinpoint their location within the properties, or create a solid basis for decision-making. For a company striving for precision in all sustainability work, this was a clear frustration.

Smartvatten became a natural next step

When Genesta came into contact with Smartvatten, the pieces quickly fell into place.
“It was a simple and smart solution, and a perfect first step towards better data management,” Johan Hägg explains.

The installations were straightforward. On-site technicians were able to install the devices themselves using clear instructions. Without complex infrastructure or lengthy downtime, Genesta Property Nordic gradually connected the properties where the value was greatest.

Accurate data and faster response times

Genesta has now been using Smartvatten for almost three years, and the benefits are clear.
“We detect leaks quickly and clearly and can follow up on where problems occur. Property management uses the data collected by Smartvatten’s system to identify deviations as well as both minor and major leaks, giving us a much more proactive way of working,” says Johan Hägg.

The collected data is reviewed quarterly. Reporting has become easier, the data more reliable, and the insights significantly sharper.

“Getting accurate data is the biggest gain, combined with the time savings from not having to visit properties to read water meters manually. This allows us to work in a more structured and efficient way,” Johan Hägg explains.

A tool that supports daily operations

Even though property technicians do not work in Smartvatten’s system on a daily basis, it has become an important support tool within the organisation. Deviations are flagged internally, and property management analyses the data before deciding on next steps.

“The day-to-day work for technicians hasn’t changed much, but it has become much easier for us to prioritise the right actions. We can now see where problems actually exist and act accordingly,” Johan Hägg notes.

He is also very positive about the collaboration with Smartvatten.

Next step: reducing consumption

With accurate data in place, Genesta Property Nordic is ready to move into the next phase.
“Now it’s about further embedding the processes into property management and focusing on how we can reduce water consumption over time,” says Johan Hägg.
